We install, replace and upgrade septic tanks for properties with no mains drainage. Since January 2020 the General Binding Rules have not allowed a septic tank in England to discharge to a ditch, stream or watercourse: it must run to a properly designed drainage field, be replaced with a treatment plant, or be connected to the public sewer.

Does your septic tank still comply?

If your tank discharges into a watercourse, it has needed replacing or upgrading since the start of 2020, and the rules bite at the point of sale as well — a buyer's solicitor will usually raise it. Discharging to ground through a drainage field is still allowed, provided the field is properly designed and the discharge is within the volume limits.

Drainage fields are where systems fail

A septic tank only settles solids; the liquid that leaves it still needs treating, and that happens in the soil of the drainage field. If the field is undersized, laid in clay, or built over, the system backs up and the ground stays wet and smells.

Drainage fields are sized from a percolation test and laid out to BS 6297, with set distances from buildings, boundaries, watercourses and any water supply. Where the ground will not take the discharge, a treatment plant is usually the better answer.

What installation involves

We excavate and set the tank on a proper base, backfill it correctly — modern tanks need surrounding support and can float if installed badly — connect the inlet and outlet, build or renew the drainage field, then reinstate the ground.

Frequently Asked Questions

No. Under the General Binding Rules in England, septic tanks discharging to a watercourse had to be replaced or upgraded by 1 January 2020, and on sale of the property the system must be brought into line. The usual routes are a drainage field, a sewage treatment plant, or connecting to the public sewer.

Most small domestic systems can operate under the General Binding Rules without an individual permit, as long as they meet the conditions — including the discharge volume and the distance from watercourses, boreholes and protected areas. Larger or more sensitive discharges need a permit from the Environment Agency. We will tell you which side of that line your property sits on.

At least once a year for most households, and the rules require you to keep the system maintained in line with the manufacturer's instructions and to keep a record. Tanks serving larger households or with a smaller capacity need emptying more often.

A septic tank is simpler and needs no power, but its outflow must soak away through a drainage field. A treatment plant produces a much cleaner effluent and can discharge to a watercourse where the rules allow, which makes it the answer when the ground will not take a drainage field. We advise after a percolation test.
